Why roofs fail in Alaska
Five things wear out roofs up here:
- Snow load. Weight that builds all winter. Rain on snow adds it fast.
- Ice dams. Attic heat melts snow up high, and the water refreezes at the cold eaves and backs up under the roofing.
- Wind. Chugach wind events on the Hillside and the Matanuska wind around Palmer lift shingles, peel trim, and drop beetle-killed spruce.
- Freeze-thaw. Water gets into a crack, freezes, and opens it wider, all the way to breakup.
- A short season. Replacements run roughly May through October, so a roof failing in September may have to last one more winter.
It’s also why leaks here cluster in March and April, when the melt finds whatever winter opened up.
Should you repair, replace, or maintain your roof?
The inspection answers this in writing, with the reason. As a rough guide:
Repair
A single leak with a clear cause, wind damage in one area after a Chugach blow, or a cracked boot on a roof with years left. Fix it, photograph it, and move on.
Replace
Leaks in more than one place, granules gone across the roof, ice dam damage every winter, or asphalt past twenty years. Patching that kind of roof buys a season or two, and the money goes further on a new one.
If the roof is sound, keep it that way: a look before the snow and after breakup catches loose boots and lifted shingles while they’re small. Roof maintenance →

Metal roof or asphalt shingles?
Metal costs more up front and usually outlasts two asphalt roofs: worth it if you plan to stay. Architectural asphalt costs less and lasts fifteen to twenty-five years here, depending on the shingle: a smart choice for a rental, a sale, or a tight budget. Metal roofing →
We also roof shops, hangars, warehouses, and retail and office buildings in TPO, EPDM, modified bitumen, and metal panels. Commercial roofing →

How much does a roof cost in Anchorage?
It depends on the roof, and we won’t guess over the phone. Size, pitch, layers to tear off, decking, material, and access, from a steep Hillside drive to a two-story house, all move the number. After the free inspection you get a written price, line by line, with decking included on replacements. Ask about financing on full replacements.

Roofing questions
The questions we get most often about roofing in Anchorage and the Valley. Don’t see yours? Text us and a roofer answers.
Text my rooferRoof replacement, repair, emergency repair, inspections, and maintenance for homes, with metal as our specialty and architectural asphalt too. We replace cedar shake roofs, clear roof snow in winter, and fix the ventilation behind ice dams. Storm damage, insurance claim documentation, seamless gutters, and commercial roofing round it out.
Yes. Metal is our specialty: stone-coated steel in shingle, shake, and slate profiles, and standing seam with concealed fasteners. We also install architectural asphalt shingles, and on plenty of homes that’s the smarter spend. The inspection report recommends one for your house, with the reason.
Look at the age and the pattern. A roof with years left and one problem gets repaired. An older roof with problems in several places usually gets replaced, because patching it means paying twice. The inspection report says which, in writing, with the reason.
Yes. Repairs happen year-round, and roof snow removal is our winter service. Full replacements run roughly May through October, when shingles can seal and a tear-off isn’t fighting the weather. We don’t steam ice dams off or install heat cable. We clear the snow that feeds them and fix why they form.
Yes. Fortress Roofing is licensed and insured in Alaska, license AK #260001. You can look it up on the State of Alaska Professional License Search, and it’s worth checking any roofer that way before you sign, especially one knocking on doors after a big wind.
It depends on the season, and active leaks with water inside go first. Text photos to (907) 701-2233 and a roofer will set a time with you. After a big storm or during the spring melt, a lot of people call at once, so earlier is better.
