Metal Roof Cost in Anchorage & the Mat-Su Valley

What moves the price of a metal roof in Southcentral Alaska, what’s on our estimate, and how to get a real number in writing within 24 hours of a free inspection.

A metal roof costs more up front than asphalt and usually outlasts two asphalt roofs. What yours costs depends on the roof: its size, pitch, and shape, whether it’s a tear-off or a re-roof over one sound layer, and access. Then come your choices: stone-coated steel or standing seam, gauge, finish, and snow guards. We don’t guess over the phone. After a free inspection, you get a written price, line by line, within 24 hours.

On an average-size house with a walkable roof (about 22 to 27 squares), most metal shingle roofs (stone-coated steel) we install run $25,000 to $35,000.

A lot of the spread comes from the roof itself. A simple gable roof on a Wasilla ranch and a steep two-story on the Hillside with dormers and a chimney can have the same square footage and be very different jobs. That’s why our number comes after we’ve been on the roof and in the attic.

What drives the cost of a metal roof

Start with the roof itself.

  • Size and pitch. More square feet means more metal. A steep roof is slower, harnessed work.
  • Complexity. Every valley, dormer, skylight, chimney, and pipe needs cutting, trim, and flashing. A cut-up roof costs more than a simple one the same size.
  • Tear-off or re-roof. Metal over one sound layer of asphalt skips the tear-off. Two layers, a failing roof, or bad decking means it all comes off. Roof replacement →
  • Decking. Included in the price. Rotten or delaminated sheets get replaced and photographed, not added by the sheet afterward.
  • Access. A steep driveway, a hillside lot, or a two- or three-story house means more staging and more carrying.

Stone-coated steel or standing seam: the choices on your estimate

We install both systems, and we’ll tell you which one we’d put on your house and why.

  • System. Stone-coated steel in shingle, shake, or slate profiles, or standing seam with concealed fasteners. Different panels, trim, and labor, so they price differently.
  • Profile, gauge, and finish. Shingle, shake, and slate profiles don’t all cost the same. 24 gauge is thicker than 26. PVDF paint resists fading and chalking better than SMP. Each choice shows up in the price.
  • Snow guards. More on standing seam, which sheds fastest, and fewer on stone-coated steel. Calculated for the roof, not guessed. Snow guards →
  • Trim and flashing. Eaves, rakes, ridges, valleys, walls, and chimneys all get metal trim or new flashing. We don’t reuse old flashing.

Metal vs asphalt over forty Alaska winters

Asphalt lasts fifteen to twenty-five years here, depending on the shingle. Metal goes somewhere past forty. Over forty years, that’s one metal roof or two asphalt roofs.

How to keep the cost of a metal roof down

  • Roof over one sound layer. If there’s one layer of asphalt and the decking checks out from the attic, metal can go over it. Less tear-off labor, less waste. Code generally allows one roof-over.
  • Weigh the profile against the price. The look you want may not need the priciest profile.
  • Book the inspection early. The season is short and the calendar fills from the front. An inspection in winter or early spring gets you a spot.
  • Ask about financing on full replacements. Financing →

What doesn’t get cut to hit a number: membrane, new flashing, and ventilation. They stay in every scope.

Why a phone quote is a guess

A number over the phone can’t account for what’s up there: how many layers, soft decking, the valleys and penetrations, the pitch, where the snow will slide, and how materials get to the roof. The fast way to a real number: text photos of the roof from the ground, book the free inspection, and get a written price within 24 hours.
